Home / Property Care / Gutter Cleaning, Downspout Extensions & Yard Drainage
A clogged downspout can pour hundreds of gallons against your foundation in one storm. We clean, inspect, and extend — the maintenance work that prevents the basement work.
How we approach it
We care about your gutters more than most lawn services do — because we've spent 30 years fixing the basement leaks bad gutters caused. A two-foot downspout extension is the cheapest piece of waterproofing money can buy. It's also the most overlooked.
Every visit includes a sag check, a separation check, a downspout pitch verification, and a quick look at the hardware. We tell you what's wearing out before it fails — and we put it in a short note so nothing's verbal.
Most homes have downspouts dumping water two feet from the foundation. That's worse than no downspout — it concentrates the discharge right where you don't want it. We extend to 6–10 feet minimum, above-ground or buried-to-daylight depending on the lot.

Common questions
Twice a year minimum for most Southeast Michigan homes — late spring after the seeds drop and late fall after the leaves come down. Homes with overhanging trees may need three or four visits. Skipping a single fall cleanup is how spring basement leaks start.
A single-story home runs $150–$220 per visit. Two-story homes run $220–$320. Annual contract (spring + fall) is typically 10–15% less than per-visit pricing. Downspout extensions are separate — $75–$220 per downspout depending on length and burial.
Often, yes — when the leak source is exterior water reaching the foundation. We've seen homeowners cure a wet basement with $400 of downspout work. We've also seen homeowners who need full interior waterproofing despite perfect downspouts. The first visit tells us which case you're in.
When your gutters are clean, your downspouts are extended, and water still pools at the foundation — you're past maintenance and into real drainage work. That's when we route you to our [drainage systems page](/services/drainage-systems) for surface and subsurface French drains, regrading, and catch basins.
